Bespoke service programmes

We can tailor works packages to meet any requirement for residential or commercial property. Example packages are below:

1. Lock Change & Services Isolation – To comply with unoccupied property insurance policy conditions

Lock change up to 3No locks – BS standard, like for like or 5-lever sash. If Padlocks used minimum of 50mm Combi-locks. Drain-down and isolation of utilities Ensure all locks which are fitted are to a British Standard for security and insurance
Change the patio door locks wherever possible – if not fit top and bottom bolts
Change locks to garages and outbuildings where possible or alternatively fit hasp padlock
All letterflaps screwed shut
All domestic water & central heating systems are fully drained down
All ball valves are propped/tied up thereby preventing refilling of tanks
All internal and external taps remain open.
All systems clearly labelled indicating drain down and stating that the systems should not be reinstated
All gas, water, electricity, oil feed stop taps switched off
Meter readings taken
Quotation for major clearance to be submitted
Room-by-room photographs of property
Full report submitted

 

2. Statutory gas and electrical testing

Electrical Installation Condition Report (EICR) – 5-year Test & Inspect Initial distribution board inspection – Commercial property – Frequency – Every 5-years or at beginning of each new tenancy C1 – Danger present. Risk of injury. Immediate remedial action required
C2 – Potentially dangerous, urgent remedial action required
C3 – Improvement recommended
FI – Further investigation
Attend site and certify electrical distribution board.
C1 & C2 rating to provide quote for remedial work
Upload certificate on client portal within 5-working days
Portable Appliance Testing (PAT) Up to 15 appliances at same time as EICR
Gas Safe Certification – per boiler Frequency – Every 12-months or at beginning of each new tenancy Upload certificate on client portal within 5-working days. Cost for replacement parts etc to be agreed on site
Legionella testing Frequency – Every 12-months or at beginning of each new tenancy Upload certificate on client portal within 5-working days
Gas Safe and Legionella – conducted as the same time As above As above

 

3. Pest control – Emergency response & planned preventative visits
